What certificate do I need for boiler installations?

A landlord owes it to their tenants to do everything reasonably possible to ensure their safety, whether that means obtaining a gas safe replacement certificate or a boiler installation certificate. Their responsibilities, according to the UK government website NI Direct, include the safety of gas (and electrical) appliances.

This post explains what this means in practice for landlords who want to stay in compliance with the law, keep their tenants safe, and protect their investments from gas explosions. In England and Wales, new ‘heat producing appliances’ (boilers and fires) must be reported to local authorities under the Building Regulations.

Furthermore, the Building Regulations and Gas Safe rules require Gas Safe registered businesses to report completed jobs to the local authority. Is a boiler installation certificate required for a new boiler? absolutely! The onus, however, remains on the property owners to ensure compliance with the regulations. Be wary of the rogue boiler installer who claims that a landlord gas safety certificate is not required for a new boiler.

How to Know Whether Your Boiler Installer Has Registered Your New Boiler?

A registered Gas Safe engineer must file a report with the Gas Safe Register. The information will be processed and a Building Regulations Compliance Certificate (whether a gas safe replacement certificate or a boiler installation certificate) will be issued, which should arrive in the mail within ten to fifteen working days.

It is critical to understand that the boiler installation certificate only applies to the building, not the owner. If you get one after installing a new boiler, keep it safe with other important household documents like title deeds, insurance certificates, and other Gas Safe documents. The only exceptions to these rules are flueless gas cooking appliances such as cookers and hobs.

Installers may, however, voluntarily notify the Gas Safe Register, which will then issue a Declaration of Safety certificate instead.

Other Things a Landlord Can Do to Follow Up on a New Boiler Installation Certificate

The Gas Safe system is clear. If you are unsure whether or not your installer registered your new boiler, you may:

– Contact the Gas Safe Register to confirm that your Building Regulations Compliance Certificate has been mailed to you.

– Request a replacement certificate if the original one went missing after you received it. Please keep in mind that there is a fee for this service.

Because your building is illegal, you should request that your new boiler installer correct their omission if they failed to submit reports for whatever reason. Ensuring that your boiler installation certificate is properly filed is critical if anything goes wrong with the building as a result of gas. Your local government or citizens’ advice could be useful in this regard.
